The Housing Choice Voucher Program we administer is a rent subsidy program funded by the Department of Housing and Urban Development (HUD). The purpose of the program is to provide rental assistance to low-income families, veterans, and disabled and homeless individuals.

What are the benefits of participation to landlords?
- $1,000 signing bonus for new or returning landlords entering a Housing Assistance Payment Contract with a new tenant.
- $500 bonus for currently participating landlords entering a Housing Assistance Payment Contract with a new tenant.
- $500 bonus for each subsequent Housing Assistance Payment Contract with a new tenant.

- You receive your contracted monthly assistance payment on time.
- If the tenant’s income decreases, our portion can be increased so you still receive your rent payment.
- You can use your own lease and screening process for tenant selection.
- We will conduct inspections to ensure the proper maintenance of your property.

Am I eligible to participate as a landlord?
How does the process work?
- Tenant screening: We screen tenants for program eligibility, but the landlord should screen tenants for suitability.
- Request for tenancy approval: The landlord completes a request for Tenancy Approval (RTA). This helps us determine if the unit is affordable
- Housing inspection: Once we receive the RTA, we will schedule a time to come inspect your housing unit.
- Lease and contract: After the unit has passed inspection, a signed lease and contract are required.
- Annual review: We conduct a household review annually to verify composition and eligibility. The unit must also pass inspection annually.

Frequently asked questions
Who pays the security deposit?
The tenant is responsible for paying the security deposit.
Who pays for utilities?
This is negotiated between the landlord and tenant and must be clearly stated in the lease.
Can the rent be raised over time?
Yes, an owner can request a rent increase after the initial term of the lease. We must receive notification of a rent increase 60 days prior to the effective date.
What if the tenant doesn’t pay their portion of the rent?
The landlord has the responsibility of enforcing rent non-payment violations.
When will I be paid?
Payments are issued on the first business day of the month. Depending on your financial institution, payments made via direct deposit may take 1-2 days to post to your account. If you do not see your deposits by the 3rd business day of the month, please contact us.
Where can I check my payment status?
Upon completion of each check run, you will receive an email confirmation that will include a statement of the payments that are being issued to you. Please make sure that your email address is updated with the BCHA, you can send any updates to landlords@bchousingauthority.org.

Where can I list my available units?
If you are interested in having your contact information listed within our Places to Rent Guide, please contact us, landlords@bchousingauthority.org, with information about the units, as you would like it to be listed.
